Entry price

What are you actually paying per square foot for your specific floor, view and unit?

Unit sizes haven't been released, so a “from” price says very little on its own. The same headline price can mean a very different price per square foot depending on size, floor and view — ask for the floor plan of the exact unit before you compare.

Rental strategy

What will this unit realistically rent for — and what does that return on your price?

OffplanCompare's published estimates for Al Jaddaf off-plan projects imply a median rent of about AED 74,000 a year and a median gross yield of 7.0%. Those are area-level estimates derived from launch pricing — not signed leases, and not a Starfall return.

Competition

Who else will be chasing the same tenants and resale buyers?

Binghatti already has several towers in Al Jaddaf, including Starlight, Ivory, Ghost, Twilight, Moonlight, Wraith and Cullinan — and Spectre opened for expressions of interest this month. As those complete, they compete with Starfall for the same renters and buyers.

Exit strategy

Are you holding for rent, selling closer to completion, or keeping it long term?

Registered completion is October 2027. Whether and when you can resell before handover depends on the developer's terms and how much you have paid — so decide the exit first, then check the terms fit it.

How is it different from Binghatti Spectre?

Spectre is Binghatti's larger twin-tower launch in Al Jaddaf this month, reported at around 947 units with an estimated completion in Q3 2028. Starfall is a single tower with 543 registered units and a registered completion of October 2027 — smaller, and due earlier.

What will it cost?

Studios are reported from about AED 760K and 1 bedroom apartments from about AED 1.23M. Pricing for 2 bedroom apartments, the 1 and 2 bedroom Royal Suites and the retail units is confirmed at launch.

What is the observatory?

According to the developer's pre-launch presentation, an observatory deck on the amenity podium with telescopes and dedicated viewing areas for residents, alongside an Observatory Dome, Celestial Cartography and a Meteor Trail.

Does it qualify for a UAE Golden Visa?

The 10-year property Golden Visa requires property worth AED 2 million or more. A single studio or 1 bedroom at the reported entry prices falls below that on its own; some buyers meet the threshold with a larger unit or by combining properties. Eligibility is decided by the authorities against their own criteria.
