UrbanVibe Real Estate L.L.C. ("we", "our", "us") is a Dubai-licensed real-estate brokerage. This Privacy Policy explains what information we collect about you when you use our website at urbanvibe-re.ae (including campaign landing pages on subdomains such as palm-central.urbanvibe-re.ae and arancia-yards.urbanvibe-re.ae), how we use it, who we share it with, and the choices you have.
We comply with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (PDPL) and the data-handling rules of the Dubai Land Department (DLD) and RERA where applicable.
Information we collect
When you submit a form on our website — for example to register interest in a project, request a brochure, or contact our team — we collect: - The name, phone number, and email address you provide - Any property preferences you indicate (bedroom count, area, budget band, timeline) - The page you submitted from and how you arrived at our site (referrer + UTM parameters from advertising campaigns) - Your IP address and basic browser information for security and abuse-prevention - A timestamp of your submission
We do not require, and we do not knowingly collect, special-category personal data (race, religion, health, etc.).
How we use your information
We use the information you provide to: - Respond to your enquiry and arrange viewings, consultations, or document delivery - Share project brochures, payment plans, floor plans, and other marketing materials - Add you to our customer relationship management system so our advisors can follow up with relevant opportunities - Measure the performance of our advertising campaigns (which keywords, channels, and pages drive enquiries) - Detect, prevent, and respond to spam, fraud, and abuse of our forms
We will only contact you about real-estate matters connected to your enquiry. We do not send marketing emails or messages unrelated to the residence or community you registered interest in.
Cookies and similar technologies
Our site uses cookies and equivalent storage in the following categories:
Essential — these are needed for the site to function and are always active. Examples: a session cookie to keep you logged into the admin area, a small cookie ("uv-attr") that remembers the marketing campaign that brought you to the site so we can attribute your enquiry, and a cookie ("uv-consent") that remembers your choices on this banner.
Analytics — Google Analytics 4 (GA4). Collects aggregated, de-identified information about how visitors navigate the site so we can improve the user experience. Only active if you accept analytics cookies on our consent banner.
Advertising — Google Ads conversion tracking. Tells Google when a visitor who arrived via a Google Ads campaign submitted a form, so we can measure which ads work. Only active if you accept advertising cookies on our consent banner.
You can change your choice at any time by clearing your browser data and revisiting the site, or by emailing info@urbanvibe-re.ae with the subject "Cookie preferences".
Who we share information with
We share your information only with: - Our internal customer relationship management platform, which is hosted by Supabase (databases) on infrastructure inside the EU and US - Our advertising partners (Google) for the limited purpose of measuring campaign performance — Google receives only the fact that a conversion occurred, never your name, phone, or email - Government regulators (DLD, RERA, UAE Central Bank for anti-money-laundering checks) where the law requires it - Our professional advisors (lawyers, auditors) under strict confidentiality
We do not sell your personal information to any third party. We do not share it with property developers without first contacting you and confirming you want to be introduced.
How long we keep your information
We keep your enquiry data for as long as the opportunity is active, plus a reasonable follow-up window. In practice this means we keep an active lead for up to 24 months from your last contact, after which we anonymize it for statistical reporting. You can ask us to delete your data sooner — see your rights below.
Your rights
Under UAE PDPL, you have the right to: - Access the personal data we hold about you - Correct it if it is inaccurate - Request that we delete it - Restrict or object to how we use it - Withdraw consent at any time - Receive a copy of it in a portable format
To exercise any of these rights, email info@urbanvibe-re.ae with the subject "Data subject request" and include the name, phone, and email you submitted on our site. We will respond within 30 days.
International transfers
Our customer relationship platform (Supabase) is hosted outside the UAE. Our advertising partners (Google) may process data outside the UAE. Where data leaves the UAE, we rely on the recipient's published security and privacy commitments and on PDPL-compatible safeguards.
Children
Our website is not directed at children under 18, and we do not knowingly collect personal data from them. If you believe a child has submitted information, please contact us at info@urbanvibe-re.ae and we will delete it.
Security
We use industry-standard encryption in transit (TLS) and at rest, role-based access control on our internal CRM, and regular security reviews. No system is perfectly secure — if a breach affects you, we will notify you and the relevant regulator without undue delay.
Updates to this policy
We may update this policy from time to time. The "Effective" date at the top reflects the most recent material change. If we change anything that significantly affects how we use your data, we will tell you on this page and, where appropriate, by email.
