The masterplan

The last chapter on Saadiyat Island.

Saadiyat has been built out over two decades — the museums, the beaches, the cultural district, the schools. Marsa Al Saadiyat is the piece that closes it: the last major waterfront land on the island, and the largest single development Aldar has announced.

Culture

A Gehry theatre at the end of the road.

Marsa Al Saadiyat sits beside the Saadiyat Cultural District — and gains Dar al Funoon Abu Dhabi, a 6,000-plus seat performing arts venue by Frank Gehry opening in 2030. This is the rare address where the cultural anchor is walking distance, not a drive.

Connectivity & community

New bridges, and a rail station underneath

The masterplan carries new roads, tunnels and bridge connections to Reem Island and Umm Yifeenah Island, and an underground Etihad Rail station is planned within the district.
