Is Wadeem Gardens the same as Wadeem?
No. Wadeem, launched by Modon in July 2025, was residential plots — land for buyers to build their own villas — and it sold out within 72 hours. Wadeem Gardens is a separate offer of completed 4, 5 and 6 bedroom villas, with a 25/75 payment plan and handover in Q2 2031.
Where is Hudayriyat Island?
In Abu Dhabi, across the water from Al Bateen. Modon's location map puts it around 15 minutes from Zayed International Airport, 20 from Abu Dhabi Global Market and 23 from the Louvre Abu Dhabi.
What sizes are the villas and what do they cost?
Four bedrooms from AED 8.7M (about 430 sqm built-up on a 532 sqm plot), five bedrooms from AED 10.2M (about 510 sqm on 630 sqm) and six bedrooms from AED 11.6M (about 591 sqm on 720 sqm). All figures are indicative and confirmed per villa.
What is the payment plan?
25/75: 5% to reserve, then 5% at months 8, 14, 20 and 48, and the 75% balance at month 54 — published as April 2031, at handover.
Can I resell before handover, or finance the purchase?
Modon permits resale before handover once 20% of the price has been paid. Financing through Abu Dhabi Islamic Bank (ADIB) is available to all nationalities, subject to the bank's approval.
Can foreign nationals buy, and does it qualify for a Golden Visa?
Yes — Wadeem Gardens is freehold and open to all nationalities. Property purchases of AED 2 million and above meet the investment threshold for the UAE 10-year Golden Visa, which every villa here exceeds.
Is there an offer for UAE nationals?
A 5% rebate from Modon has been advertised for UAE nationals. Eligibility and terms are set by the developer, so we confirm them alongside the price list rather than quote them as a given.
