Where exactly is Yas Riva Reserve?
On the north-east waterfront of Yas Island, Abu Dhabi — the quieter, residential side of the island, opposite the original Yas Riva community. A new bridge will connect it to the rest of Yas Island and add a further entry point onto the island.
Is Yas Riva Reserve the same as Yas Riva?
No. Yas Riva is Aldar’s 2024 canal-front villa community, which sold out on its launch day. Yas Riva Reserve is the new 292-villa community across the water from it, with its own prices, plots and completion date.
What is in the release?
292 villas in total: 247 inland villas of 4, 5 and 6 bedrooms, and a limited collection of 45 waterfront villas of 5 and 6 bedrooms that is releasing soon. Availability is confirmed on the current price list.
What is the payment plan?
A dated 50/50 plan: 5% on booking, five further 5% instalments between March 2027 and November 2028, 10% in April 2029 and September 2029, and 50% on handover, estimated Q3 2030. The schedule is confirmed in the sales and purchase agreement.
What are the launch incentives?
A five-year service-charge waiver and a 2% ADM (Abu Dhabi Municipality) fee waiver, as announced by the developer at launch. The published service charge is AED 6.21 per sqft in year one and AED 6.33 per sqft in year two, which the waiver covers. Incentives are subject to the developer’s terms at the time of booking.
Can foreign nationals buy?
Yes. Yas Island is a designated investment zone in Abu Dhabi, so buyers of any nationality can own freehold. Purchases of AED 2 million and above meet the threshold for the UAE 10-year Golden Visa, subject to the authorities’ criteria.
