Every developer publishes its own payment schedule, and they differ more than the headline numbers suggest.
The usual shape
A booking amount when you reserve.
Instalments during construction.
A balance on handover.
Sometimes, further instalments after handover.
Reading the headline
A plan written as two numbers, such as 60/40, splits the price between the construction period and handover. The split tells you how much is due before you get the keys. It does not tell you the dates, and the dates are what matter for your cash flow.
Ask for the dated schedule
Before you commit, ask for the schedule for the exact unit, with a date against every instalment. We send this for any launch we recommend.
Costs outside the plan
The payment plan covers the price of the home. Budget separately for the 4% Dubai Land Department transfer fee and the developer's or trustee's administration fees.
Compare plans across current launches, or book a consultation and we will lay two or three side by side for you.
